Without comparable sales to price against, value comes down to what you can verify: clean title, real zoning, actual access, and credible development cost. That work happens on the ground.

How to make a decision without a dataset

In a market with limited comparables, valuation shifts from analysis to verification. You cannot check a price against ten similar sales, so the questions become: is the title clean, is the zoning what the seller says, is access real and will it improve, and what would it cost to develop.

That makes on-the-ground work disproportionately valuable. Site conditions, access roads, drainage and neighbouring land use are visible in person and invisible in a listing. This is also why we push clients toward dry-season visits rather than remote purchases.

The absence of firm pricing data is also the opportunity. Established markets are efficiently priced precisely because the data exists. Sumbawa is not, which is why entry points remain lower — and why the risk sits with the buyer's diligence rather than the market's pricing.
