Access is the variable

The distance between a plot and a sealed road or an airport does more to its value than any market forecast. The infrastructure programme is still moving those boundaries, which is why current condition and future access have to be assessed separately.

An honest read on the market

Sumbawa real estate is an early-stage market. Public data on comparable sales is thin, which cuts both ways: it is why entry prices sit below the established islands, and it is why any specific return projection you encounter should be treated with suspicion.

The practical implication is that due diligence carries more weight than market analysis. Title history, zoning, overlapping claims and access rights determine whether a plot is worth what is being asked — there is rarely a comparable sale to check it against.
