General Indonesian property knowledge does not transfer cleanly to Sumbawa. Title practice, zoning enforcement and access conditions vary by regency, and the people who know them are on the island rather than in a database.
Sumbawa is an early-stage market. That means genuine opportunity — land priced below comparable Bali locations, ahead of wider price discovery — and it also means thinner data. There are fewer comparable sales to reference and less established rental demand to model against.
We would rather tell you that than present projections we cannot support. Where a figure matters to your decision, we will tell you its source, or tell you that we do not have one.
