There is no reliable public dataset of comparable sales for Sumbawa property. Any analysis that presents precise price movements or return percentages for this island is extrapolating, whether or not it says so. We think that is worth stating before anything else.
What can be stated: a cost base 60–70% below comparable Bali, and a clear premium for coastal frontage over inland land. That comes from our own transaction view, not a public index — which is also why we quote per plot rather than publish a rate.
| West Sumbawa | Bali | |
|---|---|---|
| Coastal / beachfront land | Ask for price | 60–70% higher |
| Tourism & agricultural land | Ask for price | 60–70% higher |
| Public price index | None | Available |
| Valuation basis | Cost + access | Comparable sales |
Land is quoted per plot: title status, access and zoning move the price as much as location does. Send us the corridor and the size you need for current figures.

Indonesia's stated push to develop tourism beyond Bali, and what it has actually funded on the island.
Who is actually transacting: emerging-market investors in tourism, agriculture and mixed-use development.
The May–October dry season concentrates both visitor demand and construction activity.

Without comparable sales to price against, value comes down to what you can verify: clean title, real zoning, actual access, and credible development cost. That work happens on the ground.
In a market with limited comparables, valuation shifts from analysis to verification. You cannot check a price against ten similar sales, so the questions become: is the title clean, is the zoning what the seller says, is access real and will it improve, and what would it cost to develop.
That makes on-the-ground work disproportionately valuable. Site conditions, access roads, drainage and neighbouring land use are visible in person and invisible in a listing. This is also why we push clients toward dry-season visits rather than remote purchases.
The absence of firm pricing data is also the opportunity. Established markets are efficiently priced precisely because the data exists. Sumbawa is not, which is why entry points remain lower — and why the risk sits with the buyer's diligence rather than the market's pricing.
We quote per plot rather than publish a rate: the market lacks the comparable-sales data that would make a published figure meaningful, and title status and access move the price as much as location does. Send us the area you are looking at and we will give you current numbers.
No. A projection built on thin data reads as precision it does not have. We will discuss ranges and tell you exactly what they rest on.
It depends on the transaction and the diligence behind it, not the island. An early-stage market rewards verification more and forgives shortcuts less.
Engage a local valuer alongside your legal counsel. In the absence of comparable sales, valuation leans on development cost and access, so a desk valuation is of limited use.
